Notice Content TOWNSHIP OF BLOOMFIELD ZONING BOARD OF ADJUSTMENT NOTICE OF REMOTE HEARING PLEASE TAKE NOTICE: That the undersigned has applied to the Zoning Board of Adjustment in the Township of Bloomfield for preliminary and final site plan approval as well as use and bulk variance relief in order to utilize a two story commercial building in the rear yard which is behind four residential buildings, cumulatively housing 13 dwelling units, all fronting along Hoover Avenue for a manufacturing / fabrication use on the first floor of the commercial building and a warehouse use on the second floor at property commonly known as 336-344 Hoover Avenue and otherwise known as Block 697, Lot 85 on the tax maps of the Township of Bloomfield. The subject property is located in a R-G Garden Apartment Zone and the uses proposed are not permitted in the zone. In order to improve and use the subject property as proposed the applicant is requesting use variances to permit the manufacturing / fabrication use, to permit more than one principal use on the lot and to exceed the maximum permitted residential density and bulk variances for minimum lot area, minimum front, side and rear yard setbacks, minimum side and rear yard setbacks to an accessory structure, maximum permitted building coverage, maximum permitted lot coverage, minimum landscaped open area, maximum permitted building height in stories, minimum distance between garden apartment buildings, building exteriors not of brick or masonry materials, adequate screening from parking spaces for a non-residential use adjoining a residential use, for providing access drive to non-residential parking from a residential street and minimum required parking spaces in addition to any and all other variances or waivers the board deems necessary for approval of this application.
